Why Milton is different

Milton runs one of the more structured ARU programs in the GTA. Since April 2025, every Additional Residential Unit in town, new or existing, has to go through a dedicated registration process with a $340 one-time fee per unit, renewed every single year.

The renewal inspection checks things a lot of basement renovations overlook, like whether the sump pump is blocked by storage or the furnace room is actually accessible. Letting a unit drift out of compliance puts the registration at risk. We've built ARUs across Milton's newer neighbourhoods, from Hawthorne Village to Ford to Harrison, and we build with the annual renewal in mind from day one.

What we do

Legal basement & ARU services in Milton

From the zoning check to registration and renewal, built to pass that yearly inspection.

Zoning & coverage review

We confirm eligibility for your detached, semi-detached, or townhouse property, check lot coverage (30, 25, or 20% by lot size), and confirm one parking space per unit.

Permits & registration

We prepare the building permit and, after sign-off, handle the ARU registration with the $340 per-unit fee, plus the annual renewal so it doesn't slip.

Renewal-ready construction

We keep the sump pump accessible, the furnace room clear, and exterior access routes unobstructed from day one, the exact things the annual inspection checks.

Multi-unit planning

Since June 2024, Milton allows up to three ARUs per lot, four units total. We plan the layout so building separation and coverage rules all line up.

Basement renovations

Non-rental renovations for family rooms, home offices, and extra living space, built to code so converting to a registered ARU later is straightforward.

Basement finishing

Flooring, drywall, lighting, and bathroom or kitchen finishes matched to the rest of your Milton home.

The rules, in plain terms

What a permit-ready Milton ARU needs

A building permit is required before any work starts, and every unit must meet the Ontario Building Code and Fire Code. Here's what has to be in place.

The detail that catches people: Milton's annual renewal inspection checks sump pump and furnace room access, not just alarms. We build those clearances in from the start so renewal is a formality.

  • Building permit before any workRequired up front, with drawings, for the unit creating the ARU.
  • Lot coverage within limits30, 25, or 20 percent depending on lot size, which also governs how many units the lot supports.
  • One parking space per unitMandatory for each dwelling unit on the property.
  • Egress, fire separation & alarmsStandard egress windows, fire separation, and interconnected smoke and carbon monoxide alarms.
  • Accessible sump pump & furnace roomKept clear of storage and obstructions, since the annual renewal inspection checks both.
  • ARU registration & annual renewal$340 per unit one-time, then renewed yearly to confirm the unit remains unchanged and compliant.
